The Noria residential project is a 7 acres part of a 140 acres urban development gathering multiple services including hotels, retail, a golf and different residential typologies. It hosts a mixed-use program with a showroom and Retail part and a residential part.
The Master plan has been developed to strengthen the connection between the existent Southern Park and the Retail area through the main green corridor, The Showroom and retail area, considered as the main façade to the crossroad coming from Marrakech city Center.
The residences follow the site’s shape, optimizing the use of the ground to offer the maximum area of positive interior shared areas, in particular the pool areas and make the distance between front to front facades higher.
The 438 apartments offer a total of 45 000 Sq/m of 5 different types going from 55 to 130 Sq/m, helping the project to answer the market needs. 80 % of the apartment units are oriented east/west, privileging the view on the mountains and preventing from excessive heating.
The project allies low density and space optimization, gathering all the necessary amenities to offer functionality and aesthetics, capitalizing on a minimalist façade treatment, highlighted by few interplay of volumes and the punctual use of aluminium.
